The Home Seller Assist Program is designed to enlarge the pool of potential buyers for the seller’s home, while providing and additional financing option for the home buyer. Most sellers are able to sell their homes faster and for more money using our Seller Financing system.
How does it work we may ask? It is really simple; you and your realtor will meet with one of our program specialist who will help integrate the Home Seller Assist program into your exiting marketing strategy. Most homes are not selling now because of lack of financing not due to the lack of buyer. Buyers are being told that they need to put down 10 to 20% or the minimum score are being raised to above 680 to qualify for a loan. This leaves a lot of good buyers on the side line.
With the seller assist program we can bring those buyers back into the market place. Qualifying the buyers is easy. Once you have an interested buyer have them fill out the application that we will provide for you, and also sign an authorization to pull credit form and forward the papers to CMG Funding. We will take over from there. Once the buyer is qualified you and your agent and move forward to selling the home and going to closing.
Once we get to settlement we will purchase your seller financing note from you and give you the cash so that you can pay off your mortgage and take your proceeds. The note is discounted by 10% and this is the only fee that you will ever pay. There is not set up fee or another junk fee's we only get paid if you go to settlement. The seller does not have to worry if we will buy the note because we have qualified the buyer and they met our guide lines we assume the risk, not the seller.
